Upper West Side


A bustling, diverse neighborhood for foodies, park fanatics, and families. Pre-war buildings like the Ansonia Condominium (Babe Ruth lived here) and high-end new condos by Donald Trump and William Zeckendorf.

Probably the lartgest gay & lesbian neighborhood in the city, a dash of models and creative professionals thrown into the mix. Many new glass condos are going up along the Hudson River, with stunning sunset views.

Midtown


If the lack of separation between work and play doesn’t bother you, then living in the heart of a business neighborhood shouldn’t either. Condominium apartments tend to be smaller here, and if you’re lucky, the prices may reflect that too.

Hell’s Kitchen


The fact that it’s next to Times Square and the Theatre District makes Hell’s Kitchen a home for many up-and-coming Broadway artists. Apartments here tend to be smaller than those in traditionally residential neighborhoods.

Flatiron District


A trendy, artsy neghborhood dominated by the Flatiron building at Fifth Avenue and 23th Street. Near the toy Co-op apartments remain in better supply than condos here. Rather than doormen, you may find keyed elevators.

Chelsea


Another bustling neighborhood known for its bustling gay & lesbian community. Art galleries, cafes, and shopping abound. Many new condos are either going up, or were finished in the last five years. Not known for being a particularly family-oriented enclave. Close to the ‘mallified’ stretch of Sixth Avenue with Old Navy, Bed Bath & Beyond, Barnes ’ Noble stores

Wall Street, Battery Park, and the Financial District


If you work in the money business, the neighborhood offers a walk to work and an environment full of like-minded professionals. Newly converted condos offer a combination of old-world grandeur and new-world wiring necessitated by investment banks and traders. There is a scarcity of supermarkets, schools, and other neighborhood amenities.

Tribeca


A much more residential community than Wall Street, Tribeca offers grand renovated condo lofts with enourmous living areas, stunning views, and lots of light. Home to Wall Street execs, artists, and Hollywood players, condos are within walking distance to courts, the Financial District, and all major subway lines.

Harlem


Harlem remains one of the last great opportunities in Manhattan for finding an affordable condo home in a dynamic community. Many condominium conversions are happening in Harlem, taking advantage of a supply of pre-war buildings and townhouses that offer buyers large, upgraded spaces.
